Our work with The Channel Islands Property Fund (CIPF)

Allia C&C was appointed to support CIPF in delivering a competitive funding tender to secure £110 million of debt to refinance its existing facilities. This involved identifying and engaging a shortlist of lenders, preparing an invitation-to-tender presentation, and managing the tender process. Allia C&C also evaluated lender proposals and guided CIPF through the financing process to ensure the most competitive and appropriate funding structure was achieved.

The impact

Throughout the process, Allia provided strategic advice to CIPF, ensuring that the proposed financing structures aligned with the fund’s long-term investment strategy and operational requirements. The competitive process generated multiple funding proposals and, through further negotiation, Allia C&C secured an improved offer from the incumbent lender, achieving more favourable terms. The outcome ensured CIPF was able to refinance its facilities on a competitive basis while maintaining continuity of its lending relationships.

“In a particularly volatile market it was good to have Allia C&C’s support in the refinancing of our current debt facility. They were able to update the board and investment manager on current market appetite and trends and give comfort with the final funding route chosen.  Through their broad property finance experience they ensured that the revised facility was competitive with both improved margins and fees.”
