About LiveWest

LiveWest, rated A2 by Moody’s, is a registered social landlord who own and manage over 40,000 homes across the South West, ranging from Cornwall to Gloucestershire. They have ambitious plans to provide 5,000 new affordable homes in the region over the next five years, supported by a broader £1 billion investment programme. LiveWest is making significant progress in tackling the region’s housing shortage. This is particularly important in an area where demand is high and property prices make it especially difficult for many families to secure suitable housing.

Our work with LiveWest

The team at Allia C&C was appointed by LiveWest to utilise their expertise in the social impact bond sector, helping launch a £75 million issuance as part of the Housing Association’s £1 billion EMTN programme. This issuance represents LiveWest’s second green bond under the programme, with proceeds committed to financing environmentally sustainable projects, including energy efficiency and decarbonisation initiatives across its housing portfolio.

 

 

The impact

In February 2025, Allia arranged a £75 million issuance of 5% coupon, six-year secured green bonds, which allowed the social landlord to benefit from the shape of the yield curve. The transaction provided competitive funding relative to pricing in other markets and highlights the attractiveness of utilising an EMTN programme for HAs. Through this transaction, LiveWest has strengthened its funding base while accelerating progress towards its environmental targets, improving the energy efficiency of its homes.
